What do I need to do to apply?

After viewing the property you are interested in, review the application and fill it out completely. Every portion on the application must be filled out – no blanks. After everyone in your group has filled out the applications return the applications along with all required documents (the application and qualifying criteria tell you what documents you need to submit) with the holding deposit of $200 to our office. You can place all applications etc in the drop box or you can schedule an appointment to turn in your applications.

How can I schedule an appointment to view a property?

If you are interested in our properties, please make sure everyone in your group, including co-signers, reads through our Qualifying Criteria and reviews the Application.
You will need to know the schedule of everyone who needs to view the property when you call.
Once everyone has reviewed our Qualifying Criteria and the Application, contact us at 859-233-7474. Our appointment hours are Monday-Friday 9:00 – 2:00 p.m. (Please note – we are unable to do same-day appointments.)

Do all potential tenants and co-signers need to be present during appointments?

All decision makers need to attend the showing. We are only able to show a property to each group once.

Is there a deposit needed with application?

Yes, a Holding Deposit of $200 must be submitted with the application. Once approved, the Holding Deposit will go toward the full Security Deposit which is equal to one month’s rent. If you are not approved, the $200 will be returned to you. Deposits must be payable by money order or cashier’s check only to Kaufmann Properties Escrow. Please see the Qualifying Criteria.

Does everything on the application need to be filled out?

Yes.

How long does it take for approval?

Approval time varies. On average, it takes three to five business days. Sometimes less. Sometimes longer. It all depends on how fast your information comes back to me while I am processing the application(s).

How long will the property lease last?

We do not do short term leases. Residential leases are a one year lease. The lease end date is listed where you see the information about the property under the for rent section.

Are pets allowed in Kaufmann apartments and houses?

Yes, pets are allowed in our properties! We require that no more than 2 pets per property (one dog and one cat OR two cats). Pets must weigh less than 25 lbs and be at least one year of age. Please see the Qualifying Criteria for more information regarding pets.

Is there an extra cost for pets?

Yes, we require a Pet Deposit equal to one month’s rent PLUS $25 per month per pet.

Are utilities my responsibility?

Yes. Tenants are responsible for all utilities: electric, gas, water, and sewer utilities.

I’m having trouble getting my Declaration Pages

We understand that it can be frustrating to obtain the Declaration Pages. However, we can only accept the Declaration Pages with the below information. Please reference this video in regards to obtaining the correct forms.

There are five items that we look for on the Declaration Pages.

1. The document is the Declaration Pages, no other document is accepted. It will say Declaration Pages on the top of the document.
2. The Declaration Pages have your name on them.
3. The Declaration Pages have your address you are renting from Kaufmann Properties on them.
4. Must be $300,000 liability.
5. The entity that owns the property is listed as additional insured.

Will I be responsible for yard care?

Yes. If you rent one of our single family homes, you are responsible for yard work, etc.

When is rent due? What payment form is acceptable?

Rent is due on the first day of the month. Rent must be paid by check, certified check, or money order.

Is rental insurance required?

Yes.

What do I need to do to pick up my keys?

Please review the Move In Homework. You can find the Move In Homework at the bottom of this page or on the Rental Application page. In order to pick up your keys, you must schedule an appointment to do so and have the following items completed:
1. First rent check due
2. Copy of Declaration Pages
3. Written verification that all utilities have been put in your name.

If the steps are not met three days prior to move in date, you will not be able to pick up your keys on agreed upon date. REMEMBER the Declaration Pages are required and must have the correct information on them.

In order to pick up your keys, we must have the following complete:

First month’s rent check – This amount was calculated at the lease signing and listed on the move in homework document at that time.

Copy of Declaration Pages – There are five items that we look for on this document.

    • The document is the Declaration Pages, no other document is accepted. It will say “Declaration Pages” on the top of the document.
    • The Declaration Pages have your name on them.
    • The Declaration Pages have the address you are renting from Kaufmann Properties on them.
    • Must be $300,000 liability.
    • The entity that owns the property is listed as additional insured.

Letter of confirmation from utility companies verifying utilities are in your name must be submitted three days prior to your move-in date.

You may need the following numbers for telephone and cable service. If additional wiring or jacks have to be installed it is the tenant’s responsibility to pay for these costs. You will need written permission from Kaufmann Properties to drill any holes to complete the installation.
